The Buncombe County market is showing an increase in inventory, giving buyers more options than they had at this time last year. The number of three-bedroom, single-family homes on the market has increased by 13.9%, while the average sale price for these homes has decreased by 3.22%.  Looking at the broader single-family market, closed sales are up 9.2% compared with the same period last year, and the overall sale price across all price ranges has increased by 3.55%. One trend worth watching is the significant increase in homes that have been on the market for more than 90 days. That number has risen by approximately 75%, suggesting that some homes may be entering the market priced higher than buyers are willing to pay.

Henderson County is showing somewhat stronger results in the three-bedroom, single-family home market. Closed sales are up 15.8%, while sale prices have increased by 4.7% compared with the same period last year. Across all single-family homes, closed sales have increased by 6.37%, although the overall sale price has declined slightly by 1.03%. Henderson County is also experiencing an increase in homes that have remained on the market for more than 90 days, although the increase is considerably smaller than in Buncombe County at approximately 25%.

The Takeaway for Sellers

Pricing your home correctly from the beginning matters. The longer a home sits on the market, the more likely it is that price reductions will be necessary to attract a buyer. In many cases, a well-priced home that sells sooner can ultimately put more money in your pocket than a home that starts out overpriced and requires multiple price reductions. Today’s buyers are informed and have more choices. A thoughtful pricing strategy, based on current market conditions and comparable sales, can make all the difference.
