Sugar Creek Lodge & House
A few years ago, I was asked to market a 181-acre property with a log home and a lodge on Sugar Creek Road in Weaverville. I was honored to have the opportunity to market such a beautiful place. This property sold me on the idea that each property needs its own website. The new owner was found exclusively through the website SugarCreekRoad.com that I set up and developed. I sold the neighboring 133 acre estate to the same buyer the following year. These single-property websites are a must-have when marketing any residential home or large acreage tract. I make sure that all of my residential listings have their own website.

Lillium Exxum House

Who doesn’t love a home with history? Many years ago, a friend of mine introduced me to Mr. Anders, the son-in-law of Lillian Exum Clement Stafford. Lillian was the first woman in the south to be elected to the State Legislature. Since marrying Lillian’s only daughter, Nancy, Mr Anders had resided in this North Asheville home. Now in his 90’s, Mr Anders asked me to market this unique home for him. It was built in 1914 by Lillian’s father and has been in the family until its sale in 2014. The house required everything from a heating system to a new kitchen and bathrooms. Every ounce of the home needed attention and a particular buyer to do it right. With my marketing and endless conversations with potential buyers, the right person was found to take on this project. The home has been lovingly restored and will now be enjoyed for generations to come.

I can’t say there was anything special about this sale, except for the need for better photos. I was the third Realtor asked to market this Weaverville home. The first agent had it priced too high. The second agent had it priced right, but his photos were lackluster. I spent several hours photographing the interior and exterior of this home then countless more hours sorting through photos and adjusting as needed to get them right. The photo above was well-lit and better framed than what the previous agents had used. Instead of showing just the lawn, I inset a picture of the beautiful view. This is the first photo that everyone sees, and I wanted to make it pop. It certainly did. I had multiple showings and a contract on the home within a few days.



Frank Rector Road
Marshall, NC
I sold this 25-acre tract on Frank Rector Road many years ago. This one, indeed, was memorable. It has level land at the top of the property and then travels steeply downhill to the French Broad River. There was a large loop you could hike to see all aspects of the property, but it took at least an hour, and you had to know the trail. I tried to accompany all showings by giving a guided tour. My golden retriever and I once hiked it four times in one afternoon! To help with showings, I decided to mark the trails. I made multiple copies of the survey, drew the hiking trail, and then laminated them. I placed “You are Here” stars along the map and attached the surveys to trees along the path. I still tried to accompany every showing, but at least it could now be shown without my assistance if we had a scheduling conflict. One Buyers Agent commented that it was like touring a State Park!
